About Mizner Restoration Group
Boca Raton’s Water Damage Specialists
We are the only dedicated water damage repair and water mitigation company based in Boca Raton. Not a national franchise. Not a general contractor who does restoration on the side. This is the only thing we do — and we do it for Boca Raton homeowners, landlords, and commercial property owners who need it done right.

Our Story
Why We Started in Boca Raton — and Why We Stay
Mizner Restoration Group was founded in Boca Raton because Boca Raton has a water damage problem that most national restoration brands aren’t equipped to solve. The city sits in one of the highest-rainfall corridors in the United States — 61 inches per year — with a built environment that includes thousands of aging concrete block and stucco homes, flat-roofed condominiums directly on the Intracoastal, and commercial properties built over a porous limestone aquifer that sits just 12 to 18 inches below grade in much of the city.
We saw homeowners being underserved by out-of-area franchises that didn’t understand the local building stock, didn’t know the FEMA flood zones by neighborhood, and couldn’t navigate the Florida-specific insurance landscape that most of the country never has to deal with. Citizens Insurance, Heritage P&C, Universal Property, Slide — these are Florida carriers with Florida-specific claim procedures. You need a contractor who has processed dozens of claims through each of them.
We are that contractor. Based at 4201 N Dixie Highway in central Boca Raton, we serve every zip code in the city — 33431 through 33498 — and dispatch into Palm Beach and Broward counties. When you call us, you reach a technician, not a call center. When we arrive, we document everything your insurer needs. When the job is closed, we leave you with a clearance certificate and a dry structure.

Why It Matters Here
Boca Raton’s Water Damage Risk Profile
Understanding why your city is especially prone to water damage is the first step to understanding why a local specialist matters.
61″
Annual Rainfall — Among the Highest in the U.S.
Boca Raton averages 61 inches of rain per year compared to the national average of 38 inches. The majority falls between June and October in intense, fast-moving storm cells that can drop 3–4 inches in under an hour. Low-lying streets flood before drainage systems can respond. Water finds every imperfection in your building envelope during these events.
12–18″
Groundwater Table Depth Below Grade
Much of Boca Raton sits on porous limestone with a water table between 12 and 18 inches below grade. After any significant rainfall event, the water table rises to near-surface level. Slab foundations in older neighborhoods become moisture transmission surfaces. Sub-slab moisture wicks upward through concrete and into flooring adhesives, causing floor failures and mold growth from below — often with no visible water intrusion from above.
50k+
Housing Units Built Before 2000
Much of Boca Raton’s residential stock was built in the 1970s–1990s with galvanized steel supply lines that have now exceeded their 40-50 year lifespan. These pipes corrode from the inside out, often failing without warning. Polybutylene supply lines installed through the 1980s and early 1990s are similarly failing across the city. Supply line failure is the single largest source of non-weather water damage calls we receive.
72°F+
Year-Round Temperature = Year-Round Mold Risk
Mold requires three things: moisture, warmth, and an organic food source. In Boca Raton, temperature is never a limiting factor. Mold growth in wet wall cavities begins in 24–48 hours, year-round. In cities with cold winters, a homeowner who delays addressing water damage has a seasonal buffer. Here, there is no buffer. That is why our 60-minute response standard exists — because every hour of delay in South Florida expands the scope of a claim.
AE/VE
FEMA Flood Zones Along the Intracoastal
The coastal strip of Boca Raton from the Intracoastal Waterway to A1A sits in FEMA AE and VE flood zones — the highest-risk designations, requiring mandatory flood insurance. During tropical systems, storm surge from the Intracoastal can penetrate 4–6 blocks inland. Properties in Royal Palm Yacht & CC, Boca Inlet, and the Ocean Boulevard corridor are particularly exposed. We know these zones by address, not by map lookup.
1,000+
Miles of AC Condensate Lines in Boca Raton Homes
Every home and condo in Boca Raton runs air conditioning 10–12 months per year. Each unit produces 2–5 gallons of condensate per day that must drain through PVC lines routed through interior wall cavities. When those lines clog — from algae, debris, or improper slope — condensate overflows into the ceiling cavity and down into walls. AC drain line failure is among our top-3 call sources from May through October, peaking during the hottest months when units run at maximum load.
Local Landmarks & Risk Context
We Know Boca Raton’s Geography
Water damage risk isn’t uniform across the city. Where you are relative to these corridors and landmarks determines your specific exposure.
Intracoastal Waterway Corridor
Properties in Royal Palm Yacht & CC, Boca Marina, and along the Spanish River Road corridor face storm surge and high groundwater risk during tropical systems. Most carry mandatory NFIP policies. We are familiar with NFIP claim procedures and the specific soil and elevation conditions in this corridor.
Glades Road & Palmetto Park Road Low Points
The intersection corridor of Glades and 441 and the low-lying sections of Palmetto Park Road west of I-95 are documented stormwater ponding zones. During multi-inch rain events, standing water on these corridors backs into adjacent commercial and residential properties. We respond to this corridor repeatedly every hurricane season.
West Boca Canals (C-15 & C-51 System)
West Boca Raton is threaded with SFWMD canal infrastructure. During sustained rainfall, the C-15 and C-51 canal systems can exceed capacity and back up into adjacent residential communities including Boca Falls, Boca Winds, and Boca Woods. Properties within one block of any canal face measurably elevated groundwater intrusion risk after multi-day rainfall events.
Boca Raton Airport (BCT) Drainage Area
The impervious surface of the Boca Raton Airport accelerates runoff into the surrounding residential and commercial districts. During intense storm cells, surrounding areas including North Boca commercial corridors and adjacent residential streets experience rapid surface flooding. Building footings and slabs in this area are among the most moisture-stressed in the city.
FAU & Downtown Mixed-Use Corridor
The Florida Atlantic University campus and the Mizner Park to Palmetto Park downtown corridor experience stormwater accumulation on its flat hardscape surfaces. Mixed-use buildings with below-grade parking structures and ground-floor retail are especially vulnerable. We handle commercial water damage in this corridor regularly.
Broken Sound & Boca West Gated Communities
These large gated golf communities feature older home stock (1980s–2000s), extensive irrigation infrastructure, and aging supply line systems. We see above-average rates of internal water damage from supply line failure and HVAC drain line overflow in both communities. HOA coordination for multi-unit or common-area events is a regular part of our work here.
Credentials & Standards
Certifications & Training
IICRC certification means our technicians are trained to international standards for water damage and mold remediation — not just “experienced.”
IICRC S500
Water Damage Restoration Standard
The Institute of Inspection, Cleaning and Restoration Certification S500 is the primary international standard for water damage restoration work. IICRC S500 certification covers extraction methods, structural drying protocols, moisture measurement, psychrometrics, and documentation standards. Every technician we send to your property is S500 certified. This matters for your insurance claim: insurers know what IICRC-compliant documentation looks like, and they process S500-documented claims faster and more completely.
IICRC S520
Mold Remediation Standard
The IICRC S520 Standard for Professional Mold Remediation covers containment procedures, air filtration, antimicrobial application, post-remediation verification, and clearance testing protocols. In South Florida’s climate, mold remediation is not a separate service from water damage restoration — it is an extension of it. We carry S520 certification so the same crew that dries your structure can remediate any mold growth that develops, without a handoff to a second company that can create scheduling gaps and claim complications.
Florida State License
Licensed & Insured in Florida
Mizner Restoration Group LLC holds all required Florida state contractor licenses and carries full general liability and workers’ compensation insurance. Florida’s contractor licensing laws require specific credentials for anyone performing structural work in connection with water damage or mold remediation. Working with an unlicensed contractor exposes you to voided insurance claims — because insurers require licensed contractors for covered repairs. Our license documentation is available on request for any insurance adjuster or property management entity requiring verification.
EPA & OSHA Compliance
Regulated Material Handling
Biohazard cleanup (Category 3 sewage), asbestos-containing material (ACM) awareness in pre-1978 construction, lead paint protocols, and chemical disposal requirements all fall under EPA and OSHA regulations. Our technicians are trained and equipped for regulated-material handling. For sewage events, we follow OSHA 29 CFR 1910.1030 bloodborne pathogen protocols. For any older Boca Raton home where ACM may be present, we assess and flag before any demolition begins.
Florida Insurance Carriers We Work With
We have established claim procedures with every major Florida homeowner insurance carrier. Our documentation — moisture logs, photo packages, IICRC-compliant scope reports — is formatted to each carrier’s adjuster specifications so your claim processes without delays.

Water Damage Restoration Services We Provide
Every service performed in-house by our Boca Raton-based, IICRC-certified technicians. No subcontracting. No scope handoffs.
Primary Service
Emergency Water Extraction & Water Removal
Truck-mounted extraction removes standing water immediately. We are on-site in 60 minutes, 24/7. Speed is the single biggest variable in limiting the scope of water damage in Boca Raton’s climate. Every additional hour of standing water expands moisture into wall cavities, subfloor, and insulation.

Flood Cleanup
Flood Damage Restoration — Cat 1, 2 & 3
Storm surge, canal overflow, and stormwater intrusion require full category classification and insurance documentation. We handle NFIP dual-claim navigation for coastal Boca Raton properties and Category 3 contaminated water events with full demolition and antimicrobial protocol.

Biohazard
Sewage Backup Cleanup — Category 3
Category 3 sewage water contains pathogens that require full containment, protective equipment, and OSHA-compliant handling. Sewage events cannot be cleaned — all contacted porous materials must be demolished and disposed. We handle the full scope from containment to antimicrobial application to insurance documentation.

Mold Removal
Mold Remediation — IICRC S520 Protocol
In Boca Raton’s year-round heat and humidity, mold is the inevitable consequence of any unaddressed water intrusion. We carry IICRC S520 certification for mold remediation, perform post-clearance air sampling, and provide full documentation packages for Citizens and all Florida carriers. Mold is covered under your homeowner policy in most water damage scenarios.

Storm Response
Storm Water Damage Restoration
Hurricane, tropical storm, wind-driven rain, roof tile loss, and storm surge events require immediate response before the 48-hour mold window closes. We dispatch as soon as conditions allow access after a storm. We prepare separate documentation packages for Citizens wind claims and NFIP flood claims — critical for coastal Boca Raton properties carrying both policies.

What Boca Raton Homeowners Say
“I had a pipe burst at 2 AM and called three companies. Mizner was the only one that answered with an actual technician — not a voicemail. They were at my house in 40 minutes. Citizens paid the full $18,400 claim. I wouldn’t use anyone else.”
Jennifer M.

“As a landlord with multiple Boca Raton properties, Mizner is my first call every time. They understand Florida insurance law, they document everything properly, and they’ve never left a job that didn’t pass a final inspection. That’s everything I need from a restoration contractor.”
George P.

“The mold in our master bedroom was behind the wall for months before we found it. Mizner located it with thermal imaging on the first visit, gave us a documented scope that Heritage accepted, and completed the whole job in 4 days. Post-clearance test came back clean. Zero hassle.”

Before You Call
Quick Diagnostic — Does This Describe Your Situation?
Answer these four questions honestly. They’ll tell you immediately whether Mizner is the right call — and what to expect if you reach us.
Is Mizner Restoration Group a franchise or a national chain?
No — Mizner is a locally-owned, independent company. Our office and equipment are based on Dixie Highway in Boca Raton. Every job is handled by our own certified technicians, not subcontractors dispatched from a regional call center. That’s what lets us guarantee a 60-minute response inside Palm Beach County.
You specialize in water damage — does that include mold and storm water?
Yes. Our scope covers the full moisture-damage spectrum: emergency water extraction, flood damage restoration, sewage backup cleanup, mold remediation, and storm water damage. We do not do general contractor work, roofing, or fire/smoke restoration — water damage is all we do, and we do it comprehensively.
Will you deal directly with my insurance company so I don’t have to manage it?
We handle the entire documentation package — moisture logs, moisture maps, photo timelines, equipment records, and IICRC-compliant drying reports — formatted for adjuster review. We have direct experience billing Citizens, Universal, Heritage, NFIP, and Slide. You don’t have to translate between our work and your adjuster. See our full insurance claims guide for what to expect.
What if my damage happened outside normal business hours — right now, at 2am?
We dispatch 24 hours a day, 7 days a week, including holidays. There’s no after-hours answering service — when you call (561) 979-0504, a Mizner technician answers. Response target is 60 minutes to any address within our service area in Palm Beach and northern Broward counties.
Common Questions
Frequently Asked Questions About Mizner Restoration Group
How quickly does Mizner respond after I call? +
Our standard is on-site in 60 minutes anywhere within Boca Raton and the surrounding Palm Beach County service area. For addresses in Delray Beach, Boynton Beach, or Deerfield Beach, response time is typically 45–75 minutes depending on traffic. We have never charged after-hours surcharges — the rate is the same at 3am as it is at noon.
What geographic area does Mizner serve? +
Our primary area is Boca Raton (all ZIP codes 33431–33498), Delray Beach, Boynton Beach, Deerfield Beach, Pompano Beach, Highland Beach, and West Palm Beach. We also cover unincorporated Palm Beach County communities including West Boca, Boca del Mar, Mission Bay, and Boca West. For a full breakdown, see our service area page.
Which insurance carriers do you work with? +
We bill all carriers that operate in Florida, including Citizens Property Insurance, Universal Property & Casualty, Heritage Property & Casualty, NFIP flood policies, Slide Insurance, and all standard surplus lines carriers. We understand Florida’s AOB reform documentation requirements and format all reports to meet adjuster expectations. Our insurance claims help page walks through what to expect per carrier.
What sets Mizner apart from SERVPRO or ServiceMaster? +
National franchise brands route calls through regional dispatch centers. By the time a crew arrives, you may have spoken to three people, none of them the technician showing up. Mizner is one company, one crew, one point of contact. The technician who takes your call is the person who shows up. Our certifications, equipment, and documentation standards match or exceed franchise-level work — without the franchise markup.
Do you offer a free assessment or estimate? +
Yes. Our initial on-site moisture assessment is always free. We identify affected areas, map moisture readings, and give you a written scope of work before any equipment is deployed. There’s no obligation to proceed. To schedule, contact us here or call (561) 979-0504 — we can usually come the same day.
What certifications does Mizner Restoration Group hold? +
We hold IICRC S500 (Water Damage Restoration) and IICRC S520 (Mold Remediation) certifications, active Florida contractor licensing, EPA lead-safe certification, and OSHA 10 safety training. All technicians on active jobs are individually trained and certified — not day labor. Certificates are available on request and posted in our office at 4201 N Dixie Hwy, Boca Raton.
