Why We Started in Boca Raton — and Why We Stay

Mizner Restoration Group was founded in Boca Raton because Boca Raton has a water damage problem that most national restoration brands aren’t equipped to solve. The city sits in one of the highest-rainfall corridors in the United States — 61 inches per year — with a built environment that includes thousands of aging concrete block and stucco homes, flat-roofed condominiums directly on the Intracoastal, and commercial properties built over a porous limestone aquifer that sits just 12 to 18 inches below grade in much of the city.

We saw homeowners being underserved by out-of-area franchises that didn’t understand the local building stock, didn’t know the FEMA flood zones by neighborhood, and couldn’t navigate the Florida-specific insurance landscape that most of the country never has to deal with. Citizens Insurance, Heritage P&C, Universal Property, Slide — these are Florida carriers with Florida-specific claim procedures. Groundwater Table Depth Below Grade

Much of Boca Raton sits on porous limestone with a water table between 12 and 18 inches below grade. After any significant rainfall event, the water table rises to near-surface level. Slab foundations in older neighborhoods become moisture transmission surfaces. Sub-slab moisture wicks upward through concrete and into flooring adhesives, causing floor failures and mold growth from below — often with no visible water intrusion from above.

Housing Units Built Before 2000

Much of Boca Raton’s residential stock was built in the 1970s–1990s with galvanized steel supply lines that have now exceeded their 40-50 year lifespan. These pipes corrode from the inside out, often failing without warning. Polybutylene supply lines installed through the 1980s and early 1990s are similarly failing across the city. Miles of AC Condensate Lines in Boca Raton Homes

Every home and condo in Boca Raton runs air conditioning 10–12 months per year. Each unit produces 2–5 gallons of condensate per day that must drain through PVC lines routed through interior wall cavities. When those lines clog — from algae, debris, or improper slope — condensate overflows into the ceiling cavity and down into walls. AC drain line failure is among our top-3 call sources from May through October, peaking during the hottest months when units run at maximum load.

Intracoastal Waterway Corridor

Properties in Royal Palm Yacht & CC, Boca Marina, and along the Spanish River Road corridor face storm surge and high groundwater risk during tropical systems. Most carry mandatory NFIP policies. Glades Road & Palmetto Park Road Low Points

The intersection corridor of Glades and 441 and the low-lying sections of Palmetto Park Road west of I-95 are documented stormwater ponding zones. During multi-inch rain events, standing water on these corridors backs into adjacent commercial and residential properties. We respond to this corridor repeatedly every hurricane season.

West Boca Canals (C-15 & C-51 System)

West Boca Raton is threaded with SFWMD canal infrastructure. During sustained rainfall, the C-15 and C-51 canal systems can exceed capacity and back up into adjacent residential communities including Boca Falls, Boca Winds, and Boca Woods. Properties within one block of any canal face measurably elevated groundwater intrusion risk after multi-day rainfall events.

Boca Raton Airport (BCT) Drainage Area

The impervious surface of the Boca Raton Airport accelerates runoff into the surrounding residential and commercial districts. During intense storm cells, surrounding areas including North Boca commercial corridors and adjacent residential streets experience rapid surface flooding. Building footings and slabs in this area are among the most moisture-stressed in the city.

FAU & Downtown Mixed-Use Corridor

The Florida Atlantic University campus and the Mizner Park to Palmetto Park downtown corridor experience stormwater accumulation on its flat hardscape surfaces. Mixed-use buildings with below-grade parking structures and ground-floor retail are especially vulnerable. We handle commercial water damage in this corridor regularly.

Broken Sound & Boca West Gated Communities

These large gated golf communities feature older home stock (1980s–2000s), extensive irrigation infrastructure, and aging supply line systems. We see above-average rates of internal water damage from supply line failure and HVAC drain line overflow in both communities. HOA coordination for multi-unit or common-area events is a regular part of our work here.

Mizner Restoration Group LLC holds all required Florida state contractor licenses and carries full general liability and workers’ compensation insurance. Florida’s contractor licensing laws require specific credentials for anyone performing structural work in connection with water damage or mold remediation. Working with an unlicensed contractor exposes you to voided insurance claims — because insurers require licensed contractors for covered repairs. Our license documentation is available on request for any insurance adjuster or property management entity requiring verification.

Regulated Material Handling

Biohazard cleanup (Category 3 sewage), asbestos-containing material (ACM) awareness in pre-1978 construction, lead paint protocols, and chemical disposal requirements all fall under EPA and OSHA regulations. Our technicians are trained and equipped for regulated-material handling. For sewage events, we follow OSHA 29 CFR 1910.1030 bloodborne pathogen protocols. For any older Boca Raton home where ACM may be present, we assess and flag before any demolition begins.
